Sand, Salt and Lake Air: Coatings for Grand Haven
Epoxy flooring in Grand Haven deals with conditions inland towns do not. The city sits on Lake Michigan's eastern shore where the Grand River meets the lake, with Grand Haven State Park's beaches and over 100 miles of bike trails nearby. That means beach sand, wet bikes and kayaks in the garage all summer, and salted streets once the snow comes.
Sand is sandpaper
Fine beach sand tracked onto a floor acts like an abrasive under tires and shoes. On bare concrete it grinds into the surface. On a coated floor, a hard topcoat takes the wear and the sand sweeps or blows out. For Grand Haven garages we lean toward a full flake broadcast with a polyaspartic or urethane topcoat, which resists abrasion better than an epoxy topcoat alone.
Salt still comes home
Downtown Grand Haven has a heated snowmelt system, built in 2009-10 for $3 million, and the city estimates it no longer has to haul snow or spread salt and sand there. But most residential streets and the highways out of town still get treated, so vehicles bring brine into garages all winter. A sealed floor keeps that salty water on the surface where it can be squeegeed out.
Second homes and seasonal use
The 2020 census found 14.7% of Grand Haven's 6,066 housing units vacant, a much higher share than inland suburbs, which fits a town with cottages and seasonal homes. If your place sits closed part of the year, a coated garage and lower level are easier to bring back to life in spring: no dusty concrete, and stains from boats, trailers or stored furniture wipe off.
Metallic floors for lake houses
For finished lower levels, walkout rooms and home bars, metallic epoxy floors give a poured, flowing finish that suits a lake home. They are seamless, so there are no grout lines to trap sand, and a clear topcoat protects the look. We also install basement floor epoxy in a solid color for utility and storage spaces.
Older homes near downtown
Grand Haven was incorporated in 1867 and grew as a lumber, shipping and shipbuilding town, so some neighborhoods near downtown have older houses and detached garages. Older slabs may have patched areas, uneven sections or old paint. We grind these surfaces, repair what can be repaired, and tell you plainly if a section is too far gone for a coating to fix.

Grand Haven Notes
- A downtown that melts its own snow. Grand Haven's downtown snowmelt system was built in 2009-10 for $3 million. It first ran on heat from the J.B. Sims power plant and now uses natural gas boilers on Harbor Island. The city estimates about 25% of its cost is offset by not hauling snow or spreading salt and sand.
- Many homes not used year-round. The 2020 census counted 6,066 housing units with 14.7% vacant and 5,175 households, 39.5% of them single-person households.
- Ownership and values. Census ACS estimates for 2020 to 2024 show a 68.3% owner-occupied rate, a median owner-occupied home value of $250,100, and 88.4% of residents living in the same house a year earlier.
- Lakeshore climate. Grand Haven has a warm-summer humid continental climate with about 37.6 inches of precipitation a year. Average January highs are near 32°F, and the record low is -13°F, set on February 20, 2015.

Grand Haven Questions
Will beach sand scratch a coated garage floor?
Sand is abrasive, so any floor shows some wear over time. A hard polyaspartic or urethane topcoat over a flake broadcast holds up much better than bare concrete or a single epoxy coat, and regular sweeping helps.
Downtown has heated sidewalks. Do I still need salt protection?
The snowmelt system covers downtown, not most residential streets or highways. Vehicles still carry road brine into garages, so a sealed, chemical-resistant floor is still worth it.
Can you coat my floor while I am away for the season?
Yes, as long as we can access the home and power. We confirm the schedule with you, and the coating can cure while the house is empty.
Do you travel to the lakeshore from Grand Rapids?
Yes. Grand Haven is in our service area, and we group lakeshore jobs to keep travel efficient. Estimates are free.
